will always attract major corporate HQs and smart entrepreneurs (who tend to create jobs and wealth) Newness of suburban infrastructure: ability to easily tear-down old houses and build new stuff on desirable land in HP/PH; build new WholeFoods etc easily (unlike older more sclerotic parts of upscale suburban NYC/Chic) Unlike Hou no need to periodically evac for hurricanes..Elegance of PrestonHollow: >2 acre treed lots like on ParkLn are more impressive than best suburbs of NYC or Chic or LA or Hou Weather/topography is no better/worse than anywhere else in US aside from SiliconValley/LA's Westside; modern HVAC and winter tires
